Beachside Home Inspection is a full service Home Inspection Company. While our rates are certainly competitive, consider the QUALITY and VALUE of the service we provide. This is not a service which should be judged on price alone, in this profession, you generally get what you pay for.

A Home Inspection is performed for clients considering the purchase of a residential propery. The purpose of the inspection is to provide you an assessment of the functionality of the essential components of the property you have decided to purchase, as well any potential safety issues observed.
A home inspection will not reveal every concern that exists or could ever exist, but only those material defects observed on the day of inspection.
1. On-site home inspection (approx 3.5 hrs)
A non-invasive, visual examination of the following essential systems and components is performed:
Structure, Foundation Exterior Roofing Electrical Plumbing Heating, Ventillation, Air Conditioning Doors, Windows & Interior

Partial or 'Limited' Home Inspections are performed for home owners on a single or selection of subsystems. Typically, a home owner has a concern or known issue in a part of their home and needs a more detailed inspection of the area to determine the overall condition:
For example, you may see staining on an interior ceiling and wonder if there is an active leak. Or rot is observed on facia or soffits and you wonder if you have a larger problem. A limited home inspection will give you the information you need to understand the condition of your home so you can take appropriate action.
Wind mitigation is the implementation of certain building techniques in order to limit damage caused by intense wind. A Wind Mitigation Inspection checks for compliance with the updated 1994 South Florida Building Code or 2001 Florida Building Code.
In 2006 the My Safe Florida Home program was created to help Floridians identify and make improvements to strengthen their homes against hurricanes through free wind inspections and grant funds. However, due to budget constraints, the program expired on June 30, 2009". (source: mysafefloridahome.com
Insurance companies provided millions of dollars in premium reductions, and after the program was terminated, realized many of the wind mitigation forms we're being filled out improperly. As a result, many homes obtaining discounts now require re-inspection and documentation requirements for new insurance reduction claims (Form OIR-B1-1802) has become much stricter, including the need for copies of building permits / materials documentation.
Currently, the law requires wind mitigation inspections be performed by licensed general contractors or building engineers. The new law coming into effect in April will allow trained / qualified home inspectors to fill out the form, but acceptance is still up to the individual insurance company.
While BEACHSIDE Home Inspection is trained and qualified to perform these inspections, it is essential that you contact your insurance agency to verify they accept inspections by InterNACHI Certified Home Inspectors. Alternatively, we partner with local general contractors who can perform this service.
